The large bonded warehouses to the north of Shanston which are well screened from the site are evidence of the importance of whisky distilling in the area.  Shanston is at the heart of the popular Malt Whisky Trail with many famous distilleries only a short distance from the property.  The  site enjoys a wonderfully private and elevated situation with spectacular views to the north and west over the farmland and woodland of the Lower Spey Valley. 

 

Outline planning consent has been obtained to erect a single storey dwelling on the spacious site which extends to just over ½ acre, allowing prospective purchasers scope to design their own individual home, subject to complying with Local Plan Policies.

The site will be sold fully serviced with the exception of drainage. The sellers will bring in both mains electricity and mains water to the site, suitable for domestic purposes for one dwelling.  It is anticipated that the drainage system will be private to a septic tank and soak away or similar system.

 

A new access into the site from the minor public road running through the strip of woodland adjacent to the site will be provided by the seller as far as the edge of the site.  the access created will be surfaced in hardcore or similar material.  This newly formed access will be included within the subjects of sale.
