Situation: The land at Winterslow lies on the southern edges of West Winterslow and Middle Winterslow. Middle Winterslow the larger of the two villages benefits from a shop/post office, two public houses and a primary school. Vodaphone Limited Agreement
An agreement for a Vodaphone mast to be erected within Lot 3 (Common Field) was entered in to on 8th March 2006 for a term of fifteen years. The mast has yet to be erected. The rent received is 4,000 per annum by equal quarterly instalments.

Method of Sale
The land is offered for sale by private treaty as a whole or in 5 Lots.

Overage
Lot 1 and Lot 5 will be sold subject to a 50% overage provision, in favour of the vendor, which will be triggered on the grant of planning permission for any change of use from agriculture. The overage provision will be secured by way of a Restriction placed upon the title over Lot 1 and Lot 5 and the perpetuity period will be 80 years from the date of completion of sale. Holdover
The vendor will require holdover until the end of harvest 2008 for all the arable crops.

Tenant Right
The purchaser shall, in addition to the purchase price, be required to takeover and pay for those items of tenant right including, as appropriate:

- Growing crops and other tillages, post harvest sprays and other acts of husbandry to include costs of all cultivations, chemicals and fertilisers in accordance with Central Association of Agricultural Valuers (CAAV) costings.
- Hay and straw at market value.

Tenant right shall be paid for immediately the valuation is agreed (with interest at 4% over Barclays Bank plc base rate for the time being the date of valuation) from completion to date of payment. Should the valuation not be agreed within four weeks of completion, the matter should be referred to the decision of a single Arbitrator to be appointed by agreement or in the event of a dispute by the President of the Royal Institution of Chartered Surveyors

There are a number of rights of way which cross the land as shown on the sale plan.
Directions: From Salisbury head east on the A30 (London Road). Turn right off the A30 signposted to The Winterslows and Firsdown. Continue through Firsdown and you will come into West Winterslow. Pass through the village and Lot 1 will be found on your left hand side.
