Entry Level Stewardship Agreement (ELS)
An ELS scheme runs across the farm which commenced in October 2007. The purchaser will be required to continue this agreement. Further details are available from the vendors agents.

Nitrate Vulnerable Zone
The land at Rodden Farm lies within a Nitrate Vulnerable Zone.

Sporting Rights
There is a driven duck shoot which is currently run across the land at Rodden Farm and the neighbouring land which is being retained by the vendor. The Chesil Bank Duck Shoot is well known for producing high, wild and testing birds, providing exciting shooting. There are several ponds located on the land which make up part of the shoot.

The vendor will retain the shooting rights over the land for the 2008/09 season.

Method of sale
The land is offered for sale by private treaty.

Holdover
The Vendor will require holdover until the end of harvest 2008 for all the arable crops.

Tenant Right
The purchaser shall, in addition to the purchase price, be required to takeover and pay for those items of tenant right including, as appropriate:

- Growing crops and other tillages, post harvest sprays and other acts of husbandry to include costs of all cultivations, chemicals and fertilisers in accordance with Central Association of Agricultural Valuers (CAAV) costings.
- Hay and straw at market value.

Tenant right shall be paid for immediately the valuation is agreed (with interest at 4% over Barclays Bank plc base rate for the time being the date of valuation) from completion to date of payment. Should the valuation not be agreed within four weeks of completion, the matter should be referred to the decision of a single Arbitrator to be appointed by agreement or in the event of a dispute by the President of the Royal Institution of Chartered Surveyors.

Go through Portesham and turn left at the junction signposted to Weymouth on the B3157. After one mile turn right to Rodden, pass through the picturesque village and the land is found on your left hand side
