This is a market-leading opportunity to invest in arable farmland in Western Australia – the new 'gold' of the property market. The investment area is away from the drought zone and yields on the farmland in relation to the purchase price are remarkably high.
LOCATION: WESTERN AUSTRALIA
PRICE: From GB £10,000.
FEATURES:
Minimum investment of GB£10,000
Estimated annual income of 12% of contribution
Agricultural land is fast becoming the new ‘gold’ of the property market as prices soar and investors net attractive returns through crop sales.
This is a market-leading opportunity to invest in arable farmland in Western Australia. The investment area is away from the drought zone and yields on the farmland in relation to the purchase price are remarkably high.
Land is being offered at Aus$1,520 per hectare. (This is less than 10% of the current price of arable farmland in more parts of England.) The minimum contribution is GB£10,000. Investors may contribute any amount above that figure.
On the basis of the audited returns of the farm for the past 10 years, it is estimated that the annual income to be expected by developers will be approximately 12% of their contribution.
The investment will be until 2017, at the end of which time the land will be sold on the investor’s behalf at the open market value. The investor will receive the full net proceeds of the sale of the land less standard admin fees associated with land sales.
Investors can sell their land privately at any time, administration of which can be very simple without necessarily incurring any legal fees. Australia has a legal system based on English law in which investors can feel wholly confident.
‘Unlike most property assets, farmland continues to significantly increase in value as world food shortages and rising commodity prices make it the choice of a wider range of investors,’ said Ian Bailey of Savills research department.
