The plot is in a secure gated nature reserve, set within Fynbos. The Private Nature Reserve has permission for 220 houses only and each landowner owns 1/220th of the 500 hectare Private Wild Flower Reserve which abuts 6 km of the uninterrupted pristine coastline. The Reserve forms part of the Cape West Coast Biosphere Reserve, proclaimed by UNESCO in 2000. There are 459 biospheres globally, 65 of them in Africa and 4 in South Africa.
The plot benefits from sunsets over the sea and views of Table Mountain and frequently has whales and dolphins lazing by! The plot itself is 660m² on which we have planning permission granted by both the Homeowners Association and Swartland Municipality for an Architect designed house of around 330m².
The Architect’s design incorporates 3 bedrooms all en-suite, the master bedroom is the entire length of the house with an integrated balcony facing onto the Sea and views of Table Mountain – nobody can build in front of you and the two double bedrooms are designed as separate to the living space and master bedroom to give privacy for and from guests(!). It has a separate lounge and TV room, office, an internal courtyard which will be a bit of a suntrap and which is open flow through to the main living areas, open plan kitchen, the entertainment lounge and dining room face the sea and flow into a covered outdoor entertainment area facing the Atlantic ocean with a separate secluded area for a hot tub/Jacuzzi with views of Table Mountain.
You are not bound to the existing plans and can rip these up and create your dream house instead. I have mentioned the planning permission and existing plans only in that it could save time and money if you liked them as the existing Architect has undertaken to continue the project with the new owner if they wanted to.

The Reserve offers abundant fynbos, over 150 species of birdlife, and a haven for duiker, steenbok, ostrich, tortoise and various other wild life species. All of this can be spotted from the homes in the Reserve. The African Black Oystercatcher Conservation and Breeding program has been successfully implemented with the University of Cape Town and property owners working closely together.
Paths and trails are laid out for easy access to the main beach and many other secluded beaches, rocky inlets and coves. Whale, seal and dolphin spotting, hiking, surfing and fishing are some of the many activities to be enjoyed.
The West Coast of Cape Town is synonymous with laid back, eco-friendly living, with space to get away from it all and the ability to live closer to nature in gorgeous surroundings allowing you to live at a less frenetic pace of life. The nearest facilities – shopping, groceries, pharmacy, doctors etc. are around 15 – 20 minutes away by car and the 40 minute access to Cape Town CBD is just the cherry on top!
