LOCATION

The estate is situated in the Val d'Orcia a World Heritage Site and one of the most sought after areas of Tuscany .The property is in the district of Radicofani which has a charming historical centre and imposing fortress which dominates the valley. The A1 motorway exit of Chiusi - Chianciano is approx 23 k m away.

The nearest airports are located in Perugia and Rome.

There are many interesting places to visit in the area such as; Montepulciano, Pienza, Montalcino, Cetona, Sarteano, Chiusi and Mount Amiata. The property is a short drive away from the thermal spa centre of San Casciano dei Bagni which is renowned for the beneficial properties of the spa waters.

The first farmhouse has wooden beamed ceilings with terracotta roof tiles. The second farmhouse has a wooden beam/terracotta tiled ceiling on the upper floor and a reinforced concrete ceiling on the ground floor.The floors are in tradional terracotta tiles. Wooden window frames.

 

SERVICES

The restored farmhouses have mains water, electricity and a GPL gas heating system. Two cisterns useful for irrigating the garden.

 

LAND REGISTRY DETAILS

Both properties were restored between 1997 and 2000 in accordance with granted building licences.The plumbing, electrics and heating systms conform to safety regulations.Permission was granted for the installation of the swimming pools.Both properties are officially registered on the cadastre. One of the farmhouses has not yet been recorded on the Urban registry. This however will be carried out before the sale of the property at the expense of the prospective vendor.

 

OWNERSHIP DETAILS / CONTRACTUAL OBLIGATIONS

The property is registered in the name of a company. The aquisition of the shares of the company will be taxed at 1%.
