The subjects of sale are located on the sheltered eastern coast of the popular and beautiful Inner Hebridean island of Mull approximately 6 miles south east of the main town of Tobermory.

Ardnacross is a working farm with a herd of Aberdeen Angus Cattle and a flock of North Country Cheviot Sheep. The property extends to 1250 acres with 2.5 miles of coastline.

The area is thought to have been one of the first crossing points between Mull and the Morvern Peninsula as the Sound of Mull in historical times was a busy thoroughfare transporting goods around the Highlands.

The waters of the Sound of Mull are home to a number of wrecks – both ancient and modern – which provide some of the most exciting diving waters in Western Europe.

Whilst the plots enjoy a tranquil location they are easily reached via all three ferry points on the island.

The main town on the island, Tobermory, is approximately 6 miles to the north which is served by two passenger ferries, one a Caledonian MacBrayne vehicular ferry linking the island to the Ardnamurchan Peninsula and secondly by a summer service to the Morvern Peninsula.  Tobermory is an attractive planned settlement laid out by the Duke of Argyll with its distinctive coloured houses and shop fronts hugging the sheltered Tobermory bay. 

Tobermory is a thriving town with good shops, restaurants and a busy marina from which it is possible to take daily cruises to see whales, dolphins and basking sharks or longer cruises to visit the surrounding islands. There are also a number of boats that take divers to the many wrecks in the sound of Mull. The town has an excellent primary and secondary school and there is a new public swimming pool being built at Craignure.  There is a challenging 9-hole golf course at Tobermory and an excellent but less challenging one at Craignure.

To the south and approximately 14 miles from Ardnacross, is the main vehicular ferry terminus at Craignure.  Caledonian MacBrayne vehicular ferries operate on a regular daily basis from Oban allowing easy access to mainland facilities enabling the island to retain much of its charm and ambience.

There is a further vehicular ferry at Fishnish approximately 9 miles to the south which gives access to the Morven Peninsula and then, via the Corran Ferry, to Fort William and mainland Scotland.

Bett’s Field is situated approximately one mile to the south of Ardnacross and enjoys a tranquil and sheltered location overlooking woodland and the Sound of Mull.

The individual plots, which are delineated on the attached plan, have planning consent for two four-bedroom houses and one three-bedroom house  and would be approached via a private road to be constructed by the vendor.  They will have the benefit of being able to take a supply of both electricity and water from the public mains which pass nearby.  However, if the plots were bought as a whole then it would be possible to acquire a further three acres of land with sea frontage.  This would provide an ideal situation for a secluded larger family house with sea frontage and a cottage.

Drainage will be to a communal septic tank and soakaway which will be provided by the vendor.

Detailed planning consent was granted on 6th February 2007 (06/02179/DET) for two styles of one-and-a-half storey houses.  These houses were included to give guidance to the style of houses that could be constructed within the consent.  They would provide the following accommodation:

Type 2
