    Local agents Mather Partnership are marketing the property for £250,000. The price tag is a little more than the £236,797 average property value in the area. But it could be a nice earner in terms of capital growth: house prices have climbed £29,587, or 14.3% in the last five years.

    What is interesting about the area?

    Porthleven is a traditional Cornish village set in the middle of a sweeping bay. The historic harbour remains a hive of activity, with small fishing boats delivering their catch from local waters every day.

    Celebrity chef Rick Stein opened a restaurant in the village in 2014. There’s also an annual food festival and plenty of cafes and pubs. And of course, miles of coastal footpaths to walk off a hearty meal, including one to Rinsey and the beach at Praa Sands.
