  • Flats are now up for sale in what's billed as the 'world’s most sustainable residential tower' in the Hertfordshire commuter town of Hemel Hempstead.

    What’s The Beacon like?

The Beacon, a 17-storey tower due for completion in 2018, is designed to use less than 80% of the heat and electricity of a typical residential tower, according to developer Lumiere Developments.

Among the green features in place to achieve this are ground source heat pumps (which extract heat from the basement of the building to produce hot water), solar panels on every floor, and toilets that flush using nothing but rainwater collected from the tower's roof and balconies.

Triple glazing and A+++ rated integrated kitchen appliances are standard features across all apartments.

Add savings in energy bills to the discounted home insurance, cut-price on-site gym membership and help towards upfront buying costs, and Lumiere claims residents can make cash savings of up to a whopping £11,000 a year.

    Where is it?

The Beacon is in the Hertfordshire commuter town of Hemel Hempstead. It’s within walking distance of the train station, where direct services to London Euston take 24 minutes. The tower is bordered by more than 400 acres of protected Boxmoor Trust Green Belt land.

How much are the homes on for?

The Beacon comprises 272 studio, one-, two-, and three-bedroom apartments and penthouses, with off-plan prices starting at £217,950.

What else is interesting about the The Beacon?

The Beacon will operate an in-house electric car and bike hire scheme and intriguingly, the UK’s largest underground robotic parking system (similar to the one in the Shard). Managed by Skyline Parking, it claims to slash the average parking time by 50% and car insurance by up to 20%.

There's also a 24-hour security and concierge, a cafe and bar, club lounge and cinema room and the tallest indoor residential arboretum.

All apartments come with wood-floored hallways and open-plan living areas and automated blinds.

If you splash out on an apartment on the 13th floor, you’ll get a hot tub too.
